The Room
This is a great large room.
It shares with one other tenant a bathroom/shower room with WC, basin and bath with power shower over fed from a pressurised hot water cylinder and heated towel rail.
The room has a double bed with a high quality pocket sprung mattress, fresh bed linen and towels.
The room is fully furnished with wardrobe, chest of drawers, desk with chair and television.
The room is fitted with fire doors which are lockable with key on the exterior and a turn knob inside.
The house has gas central heating and the room radiator has a thermostatic valve control.

The House
Is conveniently located 4 minutes’ walk from the town centre and 4 minutes’ walk to the railway station, which has a fast and regular service to Birmingham 30 minutes and London 80 minutes.
The house mates are responsible for keeping the house clean and tidy which they do by a rota system.
Downstairs there is a lounge with leather sofas, a large television and DVD player.
The Kitchen has two fridges, microwave, dishwasher and ample storage cupboards Granit worktops along with a dining area tables chairs and a further television.
There is a utility room which has a sink and 2 washing machines and 2 dryers and the garden has a rotary clothes drier.
The property has high speed fibre optic Wi-Fi broadband (cost included in rent).
The garden has a shed where bicycles can be stored.
The Garden has a patio area with table and chairs for barbecues etc when the British weather permits.
There is a convenience store 100 meters from the property for essentials which is open long hours but main supermarkets etc are in town 5 minutes away
The property is approved and licensed by the local council who carry out annual checks.
The car parking in the street outside is controlled by permits and these cost approximately £20 per year.
The landlord will visit the house on average once a fortnight. They only go in to the communal areas to pick up post for past tenants and check everything is ok.

The House rules
It is a no smoking house; smoking is permitted in the garden
It is no pets
The landlord asks that nothing be stuck to the walls although they are more than happy to put up picture hanging hooks if required
The room is for single occupancy – occasional visitors can stop two nights per week by mutual agreement with other tenants (those tenants from overseas who don’t have regular visitors may have say a visitor for a week every couple of months)

The Contract
The contract is for a minimum period of six months and after the six months the contract continues until either the tenant gives 6 weeks’ notice or the landlord gives 4 weeks’ notice.
There is a deposit / security bond which is equal to one month’s rent this is secured under the government’s deposit protection scheme which resolves any disputes.
There is a non-refundable administration fee of £30.
The landlord is responsible for all the bills (excluding any parking permits) and to keep the property in a good state of repair, whilst the tenant must keep the communal area and their own room in a clean tidy state and report any thing that needs fixing.
