An EPC Certificate is a legal requirement (as of April 2012) and must be ordered or in place before the property is advertised.
The Gas Safety Certificate (if there's Gas at the property) is a legal requirement and must be in place before the tenant moves into the property.
Electrical Certificates are optional.
The deposit must be lodged with an approved Deposit Protection Scheme either via us or via your own provider. This is provided for free with all managed services.
Tenant Reference checking is free to you the landlord, we WILL charge your chosen tenant a fee (£99 each), this subsidises the cost of your chosen package. Should you NOT want us to reference check your tenants, there is an additional fee to you. REFERENCING IS NOT OPTIONAL UNLESS YOU PAY THE OPT-OUT.

Due to the Rent (Scotland) Act 1984 that prevents tenants being charged anything other than Deposit and Rent (even if it is only to cover costs), you MUST choose either to accept the charges for the reference checks at £99 inc vat per responsible adult that we would normally charge the tenant or to Opt-out of Reference Checking.
