The Room
This is the largest room in the house.
It has as its own en-suite shower room with WC, basin and 900×900 power shower and heated towel rail.
The room has a double bed (although for single occupancy) with a high quality pocket sprung mattress, fresh bed linen and towels.
The room is fully furnished with wardrobe chest of drawers and television.
The room is fitted with fire doors which are lockable with key on the exterior and a turn knob inside.
The house has gas central heating and the room radiator has a thermostatic valve control.
The House
Is conveniently located 4 minutes walk from the town centre and 4 minutes walk to the railway station, which has a fast and regular service to Birmingham 30 minutes and London 80 minutes.
We do not have a cleaner so the housemates are responsible for keeping the house clean and tidy which they do by a rota system.
Downstairs there is a lounge area with leather sofas, a large television and DVD player.
The Kitchen has two fridges, microwave, dishwasher and ample storage cupboards and a breakfast bar
There is a utility area with washer/dryers
The property has high speed fibre optic Wi-Fi broadband (cost included in rent).
The Garden has a bench and chairs.
There is a convenience store 100 meters from the property for essentials which is open long hours but main supermarkets etc are in town 5 minutes away
The car parking in the street outside is controlled by permits and these cost approximately £20 per year.
This house is in Manor Road our favourite location where we do have a number of properties so often people will know people in other houses and socialise.
I will visit most houses on average once a fortnight. I only go into the communal areas and will pick up post for past tenants and just check everything is ok.
The House rules
It is a no smoking house; smoking is permitted in the garden
It is no pets
We ask that nothing be stuck to the walls although we are more than happy to put up picture hanging hooks if required
The rooms are for single occupancy – occasional visitors can stop two nights per week by mutual agreement with other tenants
The Contract
The contract is for a minimum period of six months and after the six months the contract continues until either the tenant gives 6 weeks’ notice or the landlord gives 4 weeks notice.
There is a deposit / security bond which is equal to one month’s rent this is secured under the government’s deposit protection scheme which resolves any disputes.
There is a non-refundable administration fee of £30.
The landlord is responsible for all the bills (excluding any parking permits) and to keep the property in a good state of repair, whilst the tenant must keep the communal area and their own room in a clean tidy state and report any thing that needs fixing.
The other Tenants/Housemates are young professionals aged 25 to 35
