Description

Electrical equipment must be safe at the beginning of a tenancy, and maintained in a safe condition throughout.  Although an electrical safety certificate is not required by law, it is advised that landlords carry out and keep a record of periodic inspections of fixed electrical installations (like sockets and light fittings).  An Electrical Installation Condition Report (EICR), issued by a qualified electrician, proves that you have taken reasonable steps to ensure the safety of your tenant(s).

EICR’s will become mandatory for new or renewed tenancies after 1st July 2020, and for every existing tenancy from 1st April 2021.
