We greatly value our relationships with landlords and remain committed to providing a cost-effective, transparent alternative to high street agents.
To ensure long-term stability and maintain the service standards you expect, we must operate sustainably. We run a lean operation with small margins and have held our pricing unchanged since 2023, despite rising costs including software, portals, suppliers, staffing, taxation and inflation.
However, the Renters’ Rights Act, coming into law on 1st May 2026, will introduce significant additional compliance requirements and increased liability for agents and landlords. As a result, in line with much of the industry, we now need to review our fee structure.
We have carefully designed these changes to remain fair, competitive and transparent.
We appreciate that fee increases are never welcome, and this decision has not been taken lightly. Our priority remains to support responsible landlords, provide excellent service, and ensure long-term stability in an increasingly regulated sector.
For comparison, High Street Agents charge on average around 10-12%+VAT, have high admin costs and typically mark up maintenance charges. We expect all agents will alter their fee structures due to the Renters Rights Act.

Management & Rent Collection Changes
Please find details of the major changes to our new management fees. We’ll send your new management agreement in due course, where you can review all changes.
All prices are inclusive of VAT.
Property Management Services
Part Managed: £199 setup fee, 4.5% pcm (Min £55pcm / Max £75pcm)
Fully Managed: £199 setup fee, 6.5% pcm (Min £75pcm / Max £110pcm)
Rent Collection Only: £17.50 per month
Notice Serving & Contract Renewals
From 1st May 2026, all tenancies will automatically become periodic, regardless of expiry dates or break clauses. As a result, tenancy renewals will no longer apply.
To fairly replace the revenue previously associated with renewals, we will instead charge for statutory rent increase notice serving (Section 13). Charged at our prevailing website rate, currently £45. This allows you to build the cost in to the rent increase.
Mid-Term Inspections
Mid-term inspections are not a regulatory requirement, and views differ regarding their value, though they can provide useful insight into how a property is being maintained.
As inventories and inspections represent one of our largest cost areas, we have chosen not to increase management fees further. Instead, mid-term inspections will move to an optional paid service.
Charged at our prevailing website rate (currently £84 per inspection)
Default frequency: every six months
Alternative frequencies or “upon request” options are available on instruction
If you have signed up with us recently and have not yet received your first mid-term inspection, we will complete the first one as part of the management fee. If you are scheduled for a mid-term before the 1st May 2026 that will also be completed as per the current agreement.
Inventories & Check-Outs
Inventories and check-outs are among our highest operational costs, and without fixed term tenancies, the frequency of tenancy changes could increase significantly (up to 6 times per year in the very worst scenario!).
To manage this responsibly:
One inventory and one check-out per year will remain included within your management fee.
Any additional check-ins or check-outs will be charged at our prevailing website rates.
Maintenance & Emergency Out-of-Hours (OOH)
We will continue to pass contractor maintenance costs through with no markup, as we believe this is the right approach.
Emergency out-of-hours contractor rates have risen substantially, and the current £250 pre-authorised limit no longer covers many standard emergency call-outs.
We will therefore increase the maximum pre-approved emergency only call-out limit to £500. We do not expect emergency call-outs to always reach the pre-approved limit.
These call-outs remain rare, and we maintain strict guidelines on what qualifies as an emergency. We are continuing to look for a more cost-effective out-of-hours provider.
Certificates
Our Safety Certificates (Gas, EICR, EPC, PAT etc.) have always included a small administrative margin. If you require us to coordinate access with your own contractor, a £15 administration fee per certificate will apply due to the additional manual workload involved.
When will the new pricing start?
The new pricing will take effect for all clients from 1st May 2026 onwards.
