SITUATION
Gate Cottage is in a rural position on the edge of Coggeshall, a ten-minute walk into the town centre. It is located only a few dozen metres from a public footpath which follows part of the River Blackwater and passes through the environs of the ancient Coggeshall Abbey. This footpath forms part of The Essex Way: a long distance walk across the county.
Coggeshall is a very attractive small town with primary and secondary schools, and a range of independent shops and restaurants. The old part of Coggeshall is a Conservation area and is located on the River Blackwater. There are two National Trust properties within the town, and it has easy access to beautiful countryside, riverside walks and woodland. It is a 10-minute drive to Kelvedon railway station which has direct train services to London Liverpool street, taking roughly 50 minutes. It is located close to both the A120 and A12 for easy access to Colchester, Chelmsford and Stansted airport.
The house is accessed from Abbey Lane, a private unmade road of one third of a mile.
GATE COTTAGE
Gate Cottage is a traditional thatched cottage which has recently been fully modernised by the owners. There is a parking area for 2 cars at the front of the house and a south-facing garden to the rear. The cottage overlooks its own garden, with views to the north-west across farmland to St Nicholas Chapel.
The accommodation is split over two floors, with kitchen, dining room, sitting room and bathroom downstairs, and three bedrooms upstairs, one of which could be used as a study. During the recent refurbishment a brand-new air source heat pump heating system was installed, reducing heating bills significantly. There is also a woodburning stove, and some of the windows, including the French windows in the sitting room, have been double glazed. A washing machine, dishwasher, oven and fridge freezer are all included.
