Situation
Oak Ryse is situated in a beautiful rural location surrounded by woods and farmland in a designated Area of Outstanding Natural Beauty. Acrise lies about 1.5 miles south east of the village of Elham which provides day-to-day amenities and a very popular gastro-pub, the Kings Arms.
Folkestone (5 miles) was awarded ‘Best Place to Live in The South East’ by The Times in 2024 and has a vibrant Harbour and Old High Street, offering artisan food stalls, independent shops and cafes, as well as beautiful seaside walks, all within a short drive of Acrise. Canterbury (13 miles) offers extensive shopping and leisure facilities and as with Folkestone, a good range of educational facilities, both in the independent and state sectors.
Transport links in the area are excellent, with the M20 (4 miles) providing access to the remaining southern motorway network. Folkestone has two stations on the high speed line, offering trains to London St Pancras in 55 minutes, with another service travelling via Tonbridge and onto Charing Cross. Eurotunnel is within a 15 minute drive, offering crossings to Calais in only 35 minutes.
Outside
There is off street parking for two cars to the front of the house and a gravel drive leads to the front door. The main garden is largely laid to lawn, with beautiful sweeping borders and a stone patio that surrounds the rear of the house. From the patio, a gravel pathway leads around the lawn to the barn. There is a separate lawned area with flower borders and a huge entertaining area with large gazebo in front of the barn.
A very sizeable barn, clad in black weather-board, is currently used for garaging and storage. There may be the possibility of a home office too, subject to negotiation. A long drive leads from the barn to the double courtyard gates, leading onto the lane. There is ample area by the barn for more guest parking when needed and another lawned area to the back of the barn / side of the cottage.
