Part Property Management – 4.5% pcm including VAT, capped at £75 pcm (minimum £55 pcm).

Full Property Management – 6.5% pcm including VAT, capped at £110 pcm (minimum £75 pcm).

Property Management

Our managed service includes the following (items marked * are included in the fully managed service):

* Rent collection

* Deposit transferred from current agent

* Certificates renewed as required

* Ensuring compliance with the latest legislation

* Online portal to access tenancy documents and account statements

* Designated account manager

* Managing any maintenance issues *

* 24/7 emergency number for tenants *

* Annual market valuation

* Annual tax statement (upon request)

* Serving notice to end tenancy (as required)

* End of tenancy deposit release, including handling any issues that arise

* Free readvertising

* Right to rent checks

* Contract, esigining and deposit collection & protection

* One check-in inventory and one check-out inventory per year

* Updating utilities and council

Additional Costs:

In addition to the monthly fee, you can expect to pay the following on an adhoc basis as required:

* Section 13 (rent increase) notice serving – £45.

* 6 monthly inspections – Default frequency: every six months. Alternative frequencies or “upon request” options are available on instruction – £84

* Renewal of legally required certificates – charged at the prevailing rate on our website (click here). You can arrange these yourself if you would prefer, or we can
arrange them with your preferred contractor.

* New tenancy set up fee (for subsequent lets) – £100 & reference checks @ £49 per tenant (payable from the first month’s rent when new tenants are found. The advertising is free of charge).

* Viewing service (if required) – £250 for up to 4 x 30 minute viewings, plus £100 if we are required to arrange key holding or fit a key safe.

* Maintenance * – you would pay the cost of any maintenance. The maintenance cost charged to you is exactly the same as we are charged by the contractor. We do not add any commission or fees to their charges.
