If you are a student landlord (the property is let as a house in multiple occupation, with at least three people, at least two of whom are unrelated and all the tenants meet the ‘student test’), you are required to provide your tenant with prior notice that you may end their tenancy in preparation for a new intake of students (Ground 4a).
For tenancy agreements signed after 1st May 2026 (Assured Periodic Tenancy agreements), the APT should include the prior notice requirement.
For tenancy agreements signed before 1st May 2026 (Assured Shorthold Tenancy agreements), the AST will not have the prior notice requirement. This must be provided to the tenant by 31st May 2026, along with The Renters’ Rights Act Information Sheet 2026.
