Our referencing procedure includes a calculation of affordability. This is based on your guaranteed gross annual income/pension, savings or a combination of them both (please note, commission, bonuses, overtime, zero hour/agency/temporary contracts, unverifiable cash payments and any other income that is not guaranteed, cannot be taken into account).
Rental History
We will seek a positive reference from your previous landlord (if applicable). We will look to ensure that you have paid your rent on time and in full, that you have behaved in a good tenant-like matter throughout your tenancy, and that there is no reason why another landlord should not rent to you.
Credit History
We will obtain your credit history. This includes your credit score and any adverse credit registered against you. You must declare any credit history issues.
We recommend that all applicants check their credit history with a reputable credit firm such as checkmyfile (try it free, then it’s a paid monthly subscription – cancel online anytime) before making an application. This is NOT compulsory.
Housing Benefit, Students or if you're under the Minimum Income Threshold
If you're unable to reach the minimum income, in receipt of housing benefit or a student, you can still apply but will probably need a guarantor.
Right to Rent Checks
Landlords are required to check that all occupants over the age of 18 have the legal right to rent in the UK.
Guarantors
If you earn below the minimum household income, are in receipt of benefits, or have adverse credit, you may require a guarantor to support your application.
A guarantor must earns enough to cover the rent should you be unable to pay. Their yearly salary should be a minimum of 3 x the rent x 12 months (e.g. 3 x rent @ £1000 x 12 months = min £36k per year). There can only be one guarantor per applicant.
