As you may be aware, from 1st June 2019 tenant fees will be banned. This new legislation means that agents and landlords will no longer be able to ask tenants to pay any fees, except those specifically permitted in the legislation. This includes referencing fees.
With this in mind, we've had to change our pricing model which unfortunately means more costs for our landlords. However, it's the same for all agents across England and we've worked hard to ensure our new packages are still some of the most competitive in the country.

Our default package includes Rightmove, Zoopla, Prime Location, Gumtree, TOLA Website and a selection of local property websites.
Rightmove are the largest property website in the UK but are also the most expensive to advertise on. You can remove Rightmove from their package for a significant cost saving of £40.
On average, an advert with a Premium Listing receives 26% more clicks by highlighting it in the property website search results.
Make a good first impression with 20 Professional Photos and/or a floorplan. A floorplan can attract ~30% more tenants to book a viewing! Prices are for up to 4 Bedrooms.
As of 1st June 2019, the Tenant Fees Ban becomes law in England (joining Scotland). Charges to Tenants, including admin and referencing fees will be illegal.
We've provided a ~30% discount for the initial two references if purchased at time of upload. Additional references can be purchased for £39 each if required at a later date.

Guaranteed Rent Collection Service
Working with our referencing and insurance partner Van Mildert, we guarantee to pay you the rent in full on the date it's due, regardless of whether the tenant pays the rent or not, for just £33 per month!
The policy also covers eviction costs should the tenant fail to pay their rent, 50% of the rent for up to 3 months after the tenant has been evicted if you need to refurbish, and the cost of taking the tenant to court for damages over and above the deposit amount.
We'll also provide you with a contract, arrange for the contract to be eSigned and protect the deposit for you FREE OF CHARGE.

Deposit Lodging - We'll collect & lodge the tenancy deposit and send out the legal Prescribed Information.
Our Guaranteed Rent Collection Service requires us to ensure the paperwork and deposit lodging process has been adhered to correctly. Therefore we'll provide this to you for free.

Energy Performance Certificate (EPC's) are valid for 10 years and are a legal requirement for all let properties. We'll download your EPC from the government EPC website.
A valid Gas Safety Certificate (CP12) must be in place for the start of your tenancy.
Electrical Installation Condition Report's (EICR's) are optional at the moment. You should seriously consider an EICR if you have an older electrical installation.
Our automated tenant enquiry system is designed to get enquiries to you as fast as possible, 24x7, 365 days a year. Please note, text messages will only be sent between 9am-9pm GMT, emails however will be sent 24x7.
You have two options available depending on your preference.
Yes - This includes information such as who's moving in, their working status, how they're funding the rent, any pets, when are they looking to move etc.
Upon making an enquiry, tenants receive an immediate response from us asking them to complete a short form. This introduces a delay in sending the enquiry to you as we have to wait for the tenant to respond. On average this is just a few hours but can be as long as a couple of days. We'll also call them if they fail to fill it in by the next working day.
Once they've filled the form in, we'll send you their contact details and the additional information.
No - Alternatively, we'll send all enquiries directly to you as soon as we receive them without any delays. You will receive just their contact details. The advantage is you get enquiries much faster.
