COVID-19: Managed Tenant Advice

This page is specifically for our managed tenants and should be read in conjunction with our General Tenant Advice page. Guidance comes through from the Government on a regular basis and we’ll be keeping these pages updated as often as we can.

With the “stay at home” order in place across the UK due to the Coronavirus (COVID-19) outbreak, we are taking additional measures to ensure the safety of you, our employees and contractors.

All our staff are now working from home so it’s business as usual, however due to the significant reduction in calls and enquiries at this time we’ll be reducing staff hours. eMail contact is preferrable, but we’ll still be on the phones if you need to call about anything specific.

Keeping us all safe

We urge you to follow the advice being given by Government and the NHS. You can read the latest advice from the NHS here.

If your landlord or a contractor is due to attend your home for any reason, please let us know as soon as possible if you:

  • Have a high temperature or a new, continuous cough
  • Have tested positive for COVID-19, or has been in contact with someone who has tested positive
  • Consider yourself to be in a higher risk group
  • Are self-isolating

Maintenance

In line with the prevailing Government advice, all maintenance can still be performed again where safe to do so and whilst following social distancing guidelines.

Inventories and Inspections

All inventories, check-out’s and check-in’s can take place whilst following social distancing guidelines.

Mid-term inspections are on hold during the lockdown.

Safety Certificates

Landlords have a legal duty to repair and maintain gas pipework, flues and appliances in a safe condition, to ensure an annual gas safety check on each appliance and flue, and to keep a record of each safety check.

Government guidance at this time is that these safety checks should continue in order to keep you safe.

If you can not allow access, please let us know as soon as possible.

Paying your Rent

You are still liable for the full rent.

If you are experiencing trouble making payments, the first thing you need to do is contact us BEFORE your rent is due. Please do not contact your landlord as they will direct you back to us.

We’ll try and help you as much as we can and are already working with tenants to set up affordable payment plans for now and after this difficult time has passed.

COVID-19 cannot be used as a reason to permanently renegotiate your contract or rent payments, the same as if you had a mortgage or loan on a car. You are still liable for your contractual obligations.
